Social and environmental conflicts in construction investment projects in the research area of Hoan Kiem district, Hanoi city - especially those involving stakeholders such as state management agencies, businesses, households and individuals - have been identified. These individuals have rights, interests, obligations and responsibilities related to the projects. Prominent conflicts include compensation policy conflicts, land clearance and resettlement conflicts, environmental conflicts, information and communication deficits and conflicts of interest among relevant parties. To ensure the sustainability and development of these projects, these issues need to be effectively addressed. This study aims to identify solutions to minimize conflicts in Vietnam's political, cultural and social center. Proposed solutions include legal regulations, enhancing management capacity, appointing mediators, adjusting compensation and monitoring projects, learning from international experiences and separating land acquisition from investment projects.Xung đột môi trường xã hội trong các dự án đầu tư xây dựng tại khu vực nghiên cứu - quận Hoàn Kiếm, thành phố Hà Nội - đặc biệt liên quan đến các chủ thể như cơ quan quản lý Nhà nước, doanh nghiệp, hộ gia đình và cá nhân. Những người này đều có quyền, lợi ích, nghĩa vụ và trách nhiệm liên quan đến dự án. Các loại xung đột nổi bật gồm xung đột về chính sách đền bù, giải phóng mặt bằng, môi trường, thiếu thông tin và truyền thông, cũng như xung đột quyền lợi giữa các bên liên quan. Để đảm bảo sự bền vững và phát triển của các dự án, các vấn đề này cần được giải quyết hiệu quả. Nghiên cứu này nhằm tìm ra giải pháp giảm thiểu xung đột tại khu vực trung tâm chính trị, văn hóa, xã hội của Việt Nam. Các giải pháp đề xuất bao gồm quy định pháp luật, nâng cao năng lực quản lý, hòa giải viên, điều chỉnh đền bù, bồi thường, giám sát dự án, học hỏi kinh nghiệm quốc tế và tách giải phóng mặt bằng ra khỏi dự án đầu tư.
