In Binh Duong province, there are many urban development investment projects being implemented along with the development of urbanization. During implementation, these projects often encounter delays, reducing investment efficiency and increasing the settlement value compared to the approved estimated value. Therefore, determining economic efficiency/loss when implementing urban development investment projects ahead of schedule/behind schedule is very necessary. Based on actual progress, manage the progress of typical urban development investment projects in Binh Duong province, including the causes and impacts on implementation progress, the author proposes solutions to help investors determine economic efficiency/loss when implementing projects ahead of schedule/slow schedule and helping investors and contractors have the right perspective in implementing urban development investment projects to achieve investment efficiency. Trong quá trình triển khai, các dự án này thường gặp phải tình trạng chậmtrễ, làm giảm hiệu quả đầu tư và tăng giá trị quyết toán so với giá trị dự toán được duyệt. Vì vậy, việc xác định hiệu quả/tổn thất kinh tế khi thực hiện các dự án đầu tư phát triển đô thị vượt/chậm tiến độ là rất cần thiết. Trên cơ sở tiến độ thực tế quản lý tiến độ các dự án đầu tư phát triển đô thị điển hình ở tỉnh Bình Dương, trong đó có nguyên nhân, tác động đến tiến độ thực hiện, tác giả đề xuất các giải pháp nhằm giúp nhà đầu tư xác định hiệu quả/tổn thất kinh tế khi thực hiện dự án vượt tiến độ/chậm tiến độ và giúp chủ đầu tư, nhà thầu có quan điểm đúng đắn trong việc thực hiện các dự án đầu tư phát triển đô thị để đạt hiệu quả đầu tư. Điều này sẽ giúp giảm thiểu thiệt hại cho các bên tham gia thực hiện dự án, từ đó góp phần thúc đẩy phát triển kinh tế - xã hội. Từ khóa: Cách xác định
