Studying some major factors effect to land price was implemented Hoang Van Thu street, Thai Nguyen city, Thai Nguyeen province. Hoang Van Thu Street, Thai Nguyen city serves as the main road in the city so this is where the speed of rapid economic development, the real estate market place is very dynamic and complex. The data were analysed by Excel and SPSS statistic sofware version 16.0. The results ofthis research have identified a number of factors that are the most affected to land price of in Hoang Van Thu street, Thai Nguyen city including: location, width of land parcel and land use planning. Since then proposing some solutions help to define urban land prices in line with the actual transfer price in the market and to develop the land valuation standards consistent with the profitability of the land and by the market.
